As a landlord before renting out your house you need to screen the tenant on various aspects. You need to have an assurance that the tenant will not only maintain the property in good shape and condition but will also pay the rent regularly. There are several ways in which the landlord can screen the tenant.



One of the best and most effective ways to do this is through a credit report scanning procedure. You need to have a tenant form in which you could request the social security number and also need to inform the prospective tenant that you will be screening their credit report. In most cases the landlord pays a minimal fee of about $30 for the credit report.

Another way of screening the tenant is to check for references. Ask the prospective tenant to give you references of the places that they lived previously and the previous landlords name so that you can call and check for the tenant history. This is another effective way of screening because if the tenant has had any history of misbehavior then you would know.

Also, find out the reasons for vacating and if they have been regular in paying the rent. Credit and background checks can help you decide if the tenant is worth renting the place to. Also, you will have a valid reason to reject. Only after you have through reports of the tenant’s background you should go ahead. In addition, take a security deposit from the tenant to avoid future problems or losses.
