When you have properties rented then you will get income and some problems also that sometimes are inevitable. Manage to property is on e of the most common complaints that a landlord has to deal with. If you have a responsible tenant, then you are lucky.
However, if the tenant has kids and pets, some wear and tear of the property would occur.
However, if you realize that the tenant you have is damaging the property, as a home owner you would need to take action immediately. Even if the tenant pays rent on time, it is not worth having a tenant who would destruct your property and leave with you more bills to handle. You might need to evict the tenant before it is too late.
When there is any damage to the property, make a written note of it. Also, inform the tenant that you are noting down these damages. Ask the tenant a much as possible to fix the damages. If you follow a month to month notice, then give the tenant a thirty-day notice in writing to vacate the premises and fix the damages. Your lease agreement also needs to involve such clauses with conditions for property damage. If there has been repeated damage to the property, then it is about time you get the tenant vacated.
However, the judge should see that there is a valid reason for eviction and only then the court will take the initiative of sending out the notice. After the court sends the notice the tenant has not option but to vacate.
