Relationship Between Treasury Notes And Mortgage Rates

Treasury notes play a major role in the determination of the rate of the interest on mortgages. There is a direct relationship between them. If the Treasury yields are higher, then the mortgage rates will also be higher. If an investor wants a higher rate of return, then they will look for Treasury notes that are higher.



The Treasury notes are usually considered very safe by the United States government. So investors who are willing to take a higher level of risk will actually buy mortgages. However, here they do not buy the mortgages. Rather, they buy products that are supported by the mortgages. The Treasury notes and bonds are sold by the United States Treasury Department. The Treasury bonds can be issued for about 30 years. This will set off the trends for the interest rates in a future point of time. If there is a lot of demand for the Treasury notes, then they will increase in value.

So the Treasury bonds start selling at a higher face value leading to a decreasing yield.

The yield will decrease as the face value of the Treasury or the bond increases. They move in opposite directions. If you see that there is a lot of demand for the bonds, then the yield is actually decreasing. When this happens, it puts pressure on the mortgage department and home prices. It could also slow down the economic growth. When the mortgage rates are low then people can easily afford second mortgages. This can also help stimulate the economy.
