Repossession is a process that is started by the bank or the financial institution that you have taken your home loan from. Only when you stop making the payments for a long time like a period of more than 2 months the lender will initiate this process. It is a threatening and an intimidating procedure. Also, as a home owner if your house is taken away from you, then you do not have another place to go to. The insecurity of it all can be very pressurizing.

Either of them could help you out in some way. If you go to the lender's loss mitigation department, then it would be more effective and that way you could save on some fees also. The loss mitigation department or an expert in loss mitigation can work out the terms between you and the lender and arrange for an alternative agreement that works best for both the parties concerned. Filing for bankruptcy to avoid a foreclosure would be a very risky thing to do because your entire credit history will be adversely affected and it would take years to rebuild your credit.
