Foreclosure is the ultimate method taken by any mortgage company to collect the investment on home loans. If a person has been delinquent with the mortgage payments and has not paid their mortgage amounts for a minimum period of sixty days, then the mortgage company has the right to foreclose the property.



A foreclosure is a legal process. Once the mortgage company contacts the court, they process the legal papers and also send out notices to the borrower. All this takes a lot of time and in some states the minimum time period to complete a foreclosure process is 45 days and in some states it can take more than one year. However, the borrower has the opportunity to reclaim the property by clearing the money he or she owes to the lender. If they pay the installments due then the foreclosure procedure can be stopped.

The borrower has time until the house has been auctioned or sold of to clear of the amount owed to the lender. In some cases, the lender may demand the court fees incurred also to be paid in order to stop the process. Some lenders may ask for a final settlement.  

You can also save your property by choosing to refinance your house through an external home loan. This also saves your credit report from getting damaged. A foreclosure reflects on the credit report for nearly eight to eleven years. Until then, you would have problems to avail any kind of loans or credit cards as most finance companies will look at your profile under high risk category.
